This project envisions a transit-oriented, mixed-use development in a rapidly densifying Houston urban corridor, strategically positioned to leverage existing and planned transit infrastructure. The concept integrates active ground-floor retail and neighborhood-serving uses with multi-family residential above, creating a walkable, pedestrian-first environment that supports transit ridership, reduces vehicle dependency, and strengthens the surrounding public realm. As the area continues to urbanize through infill development and increasing residential demand, the project aligns with TIRZ objectives by promoting efficient land use, expanding the tax base, enhancing streetscape and infrastructure investments, and catalyzing adjacent redevelopment. Through early coordination with the TIRZ, the development seeks to responsibly intensify density while delivering long-term economic value, community activation, and a scalable model for transit-supportive urban growth in Houston.

This project proposes a small-scale, high-density infill development strategically located adjacent to a historic building within a transit-oriented urban district, designed to unlock underutilized site value while respecting the character of the existing structure. By carefully maximizing allowable density through efficient massing, vertical stacking, and shared infrastructure strategies, the development significantly enhances the overall project pro forma—increasing revenue potential and long-term asset value—at minimal incremental cost relative to the base condition. The adjacency to transit reduces parking demand and enables a more compact site plan, further improving financial performance while supporting walkability and urban connectivity. Importantly, this approach strengthens the economic viability of the historic property itself, leveraging new development to reinforce preservation, activate the street, and create a cohesive, transit-supportive urban block that aligns public benefit with private investment efficiency.

Located in Houston's urban core, this urban, high-density mixed-use opportunity, our team completed three comprehensive site analysis studies supported by massing scenarios that tested scale, program distribution, circulation, and market fit. We performed full entitlement and due-diligence to map all regulatory pathways and development constraints, and developed a detailed pro forma capturing capital structure, phasing, and long-range financial performance. The resulting development concept represented an approximately $500 million investment with an estimated 27% IRR, demonstrating both the transformative potential of the site and the financial viability of a strategically executed urban redevelopment.

Houston, TX (Montrose Collective)
Located in the vibrant Montrose Neighborhood in Houston, TX, this quaint, eclectic wine and sandwich shop is located within the award winning Montrose Collective designed by Michael Hsu. This is Redox Studio's second partnership on the development front which is scheduled to be open in the summer of 2023. This location could not have served the owner's better given the diversity of housing, businesses and surrounding market of complimentary retail establishments.

Ponca City, OK
Located in Oklahoma, this 200 acre development includes a museum with a focus on Native American art and jewelry in Phase 1 and restaurants, retail shops and a casino in Phase 2. This is Redox Studio's first partnership on the development front which is currently on-going. Due diligence, site selection and design on the museum has been completed and the owner is creating a series of community outreach initiatives with the local city and surrounding community colleges to gauge interest.
